Massachusetts Home Improvement Grants And Loans

A few organizations offer Massachusetts homeowners grants or loans for residential home improvements. All programs are different but require the applicant meet income requirements. Interest rates are low, one as low as 1%, and loans may be as high as $50,000. One program is only for rural areas while another is for Southern Massachusetts. Here we'll learn about Massachusetts home improvement funding and the organizations that administer these funding programs.

NeighborWorks of Southern Mass

Whether a loan or a grant, owner-occupied residents of low to moderate income may qualify for help from NeighborWorks of Southern Mass. This southern Massachusetts organization offers Quincy and Brockton homeowners a few programs for various home repair projects on single- and multi-family homes and units:

  • Small Project Grant - Qualified homeowners can get a grant for as much as $3,000 to cover small emergency projects such as insulated windows or a new water heater or furnace.
  • Home Improvement Loans - Loans up to $25,000 are available with lower interest rates than conventional loans for larger projects.


MassHousing has a Home Improvement Loan Program used for basic, non-luxury property improvements. If a homeowner meets income requirements, a loan from $7,500-$50,000 with a fixed-interest rate of 5% and terms ranging from 5-15 years is possible. Loans are originated by a MassHousing-approved lender for those with good credit. This organization also gives a lead-based paint removal loan.

Rural Development

Administered by Rural Development of the U.S. Department of Agriculture, the 504 Repair Loan Program helps rural homeowners with very low to low incomes to help modernize or repair their home. To be used only for single-family homes, this program has a fixed-interest rate of 1%, loan amount of up to $20,000 and loan terms of 20 years.
