Reasons To Renovate Your Home Now: An Interview with Stephen Greenwald of Renaissance Builders

By Stephen Greenwald

Tell us a little bit about your company and its foundation.

Renaissance Builders is a full service general contracting company located in Franklin County. We perform all phases of construction for residential, commercial and industrial projects. We've been in business since 1976. Over the years we've built a reputation for quality work and good problem solving abilities.

What are some of the services your company provides?

We provide design/build services for large and small residential projects, or we work with your plans or architect to provide complete turnkey service. We also do commercial and light industrial work.

What are the benefits of staying put and renovating my home, rather than purchasing a new home?

If you like your neighborhood and there's room to make changes to your home, staying put and renovating may be your best option. When you purchase a new home you often end up renovating it anyway. If you've lived in your home for a while you already know what does and doesn't work, so you know what needs to be fixed. Building new may give you exactly what you want, but it is usually more expensive than fixing what you already own.

What are some simple renovations that will increase the value of my home?

The top two are kitchen and bath renovations, and energy improvements. Both can improve the performance and therefore the value of your home.

Why is right now a good time to renovate my home? Have material prices dropped?

We think the best time to renovate your home is when you realize that it doesn't work for you the way it is. Material prices and interest rates will always fluctuate. Right now some material prices are on the rise, and interest rates are fairly favorable. If you wait for the perfect combination before you renovate, you may look back in 5 or 10 years and find you're still living in a house that doesn't suit your needs. Figure out what you can afford to spend, find a good contractor to work with, and makes the changes to your home now that will improve the quality of your life for years to come.

What are some energy efficient renovations I can make that will help me save on energy costs?

We have found that the best energy efficiency improvements to reduce energy costs are insulation and air sealing; and updating an inefficient HVAC system. Make sure you work with a contractor that understands the concept of a good building envelope and proper ventilation. You don't want to trade one problem for another one.

How is the real estate market currently compared to years ago? How should this effect my decision to renovate or not?

In the construction end of the real estate market we see more people willing to spend money to remodel their homes than we did a couple of years ago. People will always do the renovations that they have to do, such as necessary repairs and money saving improvements, but lately we've seen more people willing to do the projects that they want to do. Kitchen and bath renovations, and master suite or family room additions are on the rise again.

Any other reasons I should renovate my home sooner rather than later?

Interest rates are still pretty favorable.
