What should a standard home inspection cover?

Most inspections take 3 to 4 hours and cover 400 to 500 items depending on the size of the home. The results are provided to you in the form of a 12-16 page computer-generated report, complete with digital photos of any problem areas. All reports cover the structure from foundation to roof and evaluate all electrical, plumbing, heating and air conditioning systems for operability. Our report is easy to read and the summary page lists all problem areas in one location on the report. The report can be delivered directly to you on-site or e-mailed for your convenience.

How much experience should they have with residential inspections?

The state of Massachusetts requires that each home inspector be licensed and performs at least 200 inspections before attaining a license.

How long should it take to receive my inspection report? What sort of information should the report provide?

Our Reports are electronically generated and printed on site and can be emailed as well. We deliver a completed report within 24 hours.

Should a quality home inspector provide repair work? What is the danger of hiring an inspector who does repair work as well?

Discovery Home Inspection does not provide repair work or estimates. Only a licensed contractor can do this. We do make recommendations relative to contacting the appropriate contractor, ie: electrician, mold inspector, etc.

Considering there are many states that do not require certification, what is the benefit of hiring a certified and trained home inspector?

Certified inspectors have to complete a standard amount of education hours each year to keep their license updated.

What if the home inspector misses a major defect? Can I hold them liable?

All licensed Home Inspectors must carry Error and Omissions Insurance.
